Abu Dhabi’s leading listed developer, Aldar Properties, announced the launch of Sei Saadiyat, a new residential complex offering 778 homes across six towers in the Saadiyat Cultural District. The announcement was made at a press conference on the Abu Dhabi waterfront, where senior executives highlighted the project’s alignment with the emirate’s long‑term housing strategy.

Design and unit mix

The first phase will deliver 265 units spread over two buildings, with sales opening on September 16. Options range from one‑ and two‑bedroom apartments to three‑bedroom layouts and two‑bedroom lofts, a format Aldar has not offered before. The launch will be promoted through the company’s digital platform, reaching both local residents and expatriate investors who seek premium waterfront living.

Each dwelling is positioned to benefit from the development’s emphasis on wellness, with large balconies and views that aim to create a calm living environment. Interior finishes feature natural stone countertops, brushed‑metal hardware, and floor‑to‑ceiling windows that maximise natural light throughout the day.

Wellness‑focused amenities

Residents can use hot and cold garden pools, a Zen garden that includes a serenity pool, and several outdoor yoga decks. Fitness facilities comprise three indoor gyms, outdoor workout zones and sports courts. The garden pools are equipped with temperature‑control systems, allowing swimmers to select their preferred water warmth.

These features reflect a broader market shift toward integrated lifestyle offerings, where buyers expect more than just a place to sleep. Recent surveys indicate a growing demand for health‑oriented residences, especially among young professionals. By clustering health‑oriented spaces, the project hopes to attract families and professionals seeking a balanced routine.

In the middle of the development, the layout encourages foot traffic between living areas and recreation spots, which may encourage a stronger sense of community among occupants. Shared courtyards and shaded walkways are designed to promote spontaneous interaction.

For those unfamiliar with Saadiyat Island, the area is being positioned as a cultural, residential and tourism hub, hosting museums and galleries that draw international visitors. The nearby Louvre Abu Dhabi and upcoming performing‑arts centre add cultural cachet to daily life.

Financial backdrop and investor confidence

Aldar reported a 10 percent rise in second‑quarter profit, reaching Dh2.16 billion, alongside a 5 percent revenue increase. Earnings per share also climbed, showing the firm’s operational resilience amid a competitive market. The firm’s development backlog stood at Dh71.6 billion (about $19.49 billion) at the end of June, with most of it located within the UAE.

Mubadala Investment Company boosted its stake in Aldar through its subsidiary Mamoura Diversified Global, lifting its share from 27.01 percent to 28.03 percent. The move signals continued confidence in Aldar’s growth prospects and its role in Abu Dhabi’s real‑estate sector. This additional ownership aligns with Mubadala’s strategy to support national developers.

The developer also hinted at more projects slated for the second half of the year, targeting both luxury and middle‑income segments. An official statement said a new mixed‑use tower will be unveiled in Q4, adding further diversity to the portfolio.
